The short answer
Most Monmouth County half acre lawns are priced by the square foot. Our standard installed rate is $2.85 per square foot, inside a published range of $2.00 to $5.00 per square foot, with a $2,000 job minimum. That rate already includes removing the old lawn and laying composted topsoil. Your exact price depends mostly on how much of the lot is actually lawn and how easy the yard is to reach.
What drives the price on a big lot
- How much is really lawn. A half acre is about 21,780 square feet, but the house, driveway, patio, pool, and planting beds come out of that. Most owners sod far less than the full lot, so we measure only the grass area.
- Front yard only or the whole property. Many big lot owners start with the front and side yards that people see, then do the back later. Each part is quoted on its own measured square footage.
- Access. Wide gates and open side yards make for a faster install than tight fences, slopes, or long carries from the street.
- Sprinklers. A large new lawn is much easier to keep alive with irrigation. Adding a system is a separate line on the quote.
What is included
Old lawn removal and composted topsoil are part of the installed rate, not extra charges. Every job uses the Sod Squad Standard: a tall fescue blend, grown 9+ months, cut the morning of install, with no netting. We install sod only. We do not seed. New lawns come with a 30 day sod establishment guarantee when the watering plan is followed.

Is a half acre lawn cheaper per square foot than a small yard?
Small yards often hit the $2,000 job minimum, so their cost per square foot runs higher. On a big lot, the per square foot rate applies to every foot of lawn we install.
Can I sod only part of my lot?
Yes. Many owners do the front first and the back later. Each part is quoted on its own measured square footage.
Is removing my old lawn extra?
No. Old lawn removal and composted topsoil are included in the $2.85 per square foot installed rate.
Do you seed the areas you do not sod?
No. We install sod only and never seed.
Should I add a sprinkler system on a lot this size?
For a large lawn it makes care much easier. Our irrigation installs carry a 2 year parts and labor warranty, and we offer a $449 per year irrigation plan.
