Zoysia vs Tall Fescue in Monmouth County: Which Grass Wins Here?

Thick green tall fescue lawn in Monmouth County, NJ

People ask us about zoysia sod every season. Usually they saw a thick, carpet-like zoysia lawn somewhere warm, or read that it needs less water.

Zoysia is a real grass with real strengths. It is just built for a different climate than ours. Here is the straight comparison for a Monmouth County yard.

The one fact that decides it

Zoysia is a warm-season grass. Tall fescue is a cool-season grass.

Warm-season grasses grow in summer heat and go dormant when it gets cold. In New Jersey that means zoysia turns tan or straw colored around the first hard frost and stays that way until it warms up in spring. Plan on a brown lawn for roughly November through April.

Tall fescue does most of its growing in spring and fall. It holds color through a normal Monmouth winter and greens up early.

If you want a green lawn most of the year, that fact settles it before anything else.

Side by side

Zoysia Tall fescue
Season type Warm-season Cool-season
Color in NJ winter Tan / dormant, about Nov to Apr Mostly holds green
Summer heat Excellent Good, best of the cool-season grasses
Shade Poor Good
Root depth Moderate Deep, 6 inches and more
How it spreads Runners, slowly Bunch-type, stays put
Time to fill in from plugs or seed Slow, often more than one season Fast as sod
Thatch Builds up, needs dethatching Low

Where zoysia really wins

Be fair to it. Zoysia handles July and August heat better than any cool-season grass. It is dense, it takes foot traffic well, and once it is established it can get by on less summer water.

If your top priority is a thick lawn in August and you truly don't mind tan for five months, zoysia can make sense.

Why tall fescue fits Monmouth better

Clay. Inland Monmouth, Freehold, Howell, Manalapan, Marlboro, Colts Neck, sits on heavy clay. Clay packs down and holds water near the top. Tall fescue's deep roots push through it and reach moisture below the crust in a dry spell. We wrote more on this in best grass for clay soil in NJ.

Shade. Many Monmouth lots have mature trees. Zoysia thins out badly in shade. Tall fescue holds.

The calendar. Our growing season favors cool-season grass. Most of the months you actually use a yard, spring and fall, are tall fescue months.

What we lay

We sell one grass: a tall fescue blend, grown to the Sod Squad Standard for 9 months before it is cut. It is cut fresh for your job, with no plastic netting.

We don't sell zoysia. That is not because zoysia is bad. It is because tall fescue is the better fit for the soil and the calendar here, and we would rather grow one grass well.

Bottom line

  • Want green most of the year? Tall fescue.
  • Clay soil or shade? Tall fescue.
  • Only care about peak summer, fine with tan all winter? Zoysia is an option.
